Deptford, New Jersey

From 1950s ranches to newer developments

Deptford Township is one of New Jersey's original 104 townships, incorporated in 1798 and named after Deptford in London. Today it is a township of about 32,000 people, known regionally for the Deptford Mall and for its location where Route 41, Route 42 and Route 55 meet. It includes the communities of Almonesson, around Almonesson Lake, and Oak Valley, which was built between the mid-1950s and 1963 on former farmland, orchards and the grounds of a closed country club.

That mix shows up in the housing numbers. The 1950s were Deptford's biggest single decade of home construction, but building continued for decades after: the median home dates to about 1976, and about 22 percent of homes were built after 2000. Big Cat General Contractor works throughout the township, including Almonesson, Oak Valley, Westville Grove, Good Intent, Jericho and Woodbury Terrace.

Local considerations

Local considerations in Deptford

  • Older homes need investigation. About 27 percent of Deptford's homes were built before 1960. Expect older wiring and plumbing where walls are opened, and plan for lead-safe practices in homes built before 1978 and asbestos testing of old floor tiles or pipe insulation before demolition.
  • Oak Valley and Almonesson. Both are communities within Deptford Township, not separate towns, so permits for those addresses go through Deptford's construction office.
  • Water. Lakes and creeks, including Almonesson Lake, make drainage and flood-map checks worthwhile for low-lying lots, and summer humidity can make basements damp.
  • Newer homes too. Roughly one in five Deptford homes has been built since 2000. In those houses, the common projects are finishing basements, adding decks and upgrading builder-grade kitchens and baths rather than repairing older construction.
  • Weather. Freeze-thaw cycles and nor'easters wear on shingles, flashing and gutters. Poor attic ventilation often leads to ice dams after heavy snow.
FAQ

Questions from Deptford homeowners

Do you work in Almonesson and Oak Valley?

Yes. Both are part of Deptford Township, and we serve the whole township.

Can you modernize a small 1950s kitchen?

Yes. Better storage, lighting and finishes go a long way in a small kitchen, and opening a wall to the dining area is often possible once we confirm the structure.

How do I know if my roof needs replacing or just a repair?

We look at the shingles, flashing, decking and attic. Isolated damage can often be repaired; widespread wear or recurring leaks usually point to replacement. We explain what we find.

Who handles permits?

We do. We list the required permits in the estimate, file with Deptford Township and schedule inspections.

Do I need a permit to replace my deck?

Yes. Decks need a building permit and inspections in New Jersey, including footings and framing. We draw the plan, file the application with Deptford Township and schedule the inspections.
