Remodeling for Voorhees Township's homes and townhouses

Voorhees Township was formed from part of Waterford Township in 1899 and stayed largely rural for decades. Most of its roughly 31,000 residents now live in homes built during the suburban growth of the 1970s, 1980s and 1990s: Census estimates put the median construction year at 1983. Only about half of the township's homes are single-family detached houses; the rest are townhouses, condominiums and apartments, especially in the Echelon area.

Voorhees also has one of the more unusual neighborhoods in Camden County. Kirkwood grew as a bungalow community around Kirkwood Lake, an impoundment of the Cooper River, and many of its early homes were Sears catalog houses built between about 1915 and 1925 as summer retreats. Big Cat General Contractor works throughout the township, including Echelon, Kirkwood, Ashland, Osage and Kresson.

Local considerations

Planning a project in Voorhees

  • Associations and attached homes. With so many townhouses and condos, association approval for exterior work is common here. Inside attached homes, remodeling has to preserve the fire-rated walls between units.
  • Kirkwood's older homes. Houses that began as seasonal cottages were not always built for year-round use. Expect to check insulation, foundation and framing before remodeling. Homes built before 1978 also fall under federal lead-safe rules when painted surfaces are disturbed.
  • Weather. Freeze-thaw cycles, summer humidity and nor'easters drive most exterior repairs. Poor attic ventilation and insulation cause many of the ice dams we see after heavy snow. Properties near the Cooper River and Kirkwood Lake should check flood maps before finishing a basement.
  • Echelon and the rest of the township. In the Echelon area, Census estimates show only about a quarter of homes are detached houses, so much of the work there is inside condos and townhouses. Elsewhere in the township, detached homes from the 1980s and 1990s are due for roof, deck and kitchen replacements.
  • Permits. Voorhees Township's construction office issues permits and inspections under New Jersey's Uniform Construction Code. We list the required permits in the written estimate.
FAQ

Questions from Voorhees homeowners

Do you remodel townhouses and condos in Voorhees?

Yes. We remodel kitchens, baths and flooring in attached homes and coordinate any exterior work or deliveries with the association.

Can you work on an older Kirkwood cottage?

Yes. We start by checking the foundation, framing and insulation, because homes built as summer houses often need structural and energy upgrades before new finishes go in.

Is Kirkwood part of Voorhees for permits?

Yes. Kirkwood is a community within Voorhees Township, so permits go through the township.

How soon can you give me an estimate?

Call or send the form below. We will arrange a time to see the property and follow up with a written scope and price.

Do I need a permit for a bathroom remodel in Voorhees?

If the work moves or adds plumbing, changes electrical circuits or alters framing, yes. Swapping a vanity or retiling in place may not. We confirm with the township's construction office and list the permits in the estimate.
